We're in that stage of the market where prices are going up, for both sellers and buyers.  If you want to move to a larger or smaller place, it's time to put your house on the market and start looking for your new home.

BUT FIRST, you need to fix up your place - make it live-able but clean and neat, including the outside and the inside.  If you need termite work done, get it done now.  If you need to freshen up with new paint, new carpet, or even new flooring, get that done so you can demand top dollar.  MAKE A PLAN and stick to it.  Don't fix things that will NOT help your bottom line.  Buyers look at Kitchens and bathrooms.  Make sure the plumbing is good.  If your are not leaving a vacant home for buyers to see, stage your home so that all the clutter is in storage.  The buyer needs to see themselves living there.  Take down all your sports memorabilia and your religious symbols.  Save them for your new home!

Make sure your home has curb appeal - clean up the front (and back) yard.  Put out patio furniture that isn't old and worn. Replace those cushions and paint wrought iron.  Make sure the sprinklers work. After all, you want your new home to be ready to move in, too.  You'll get the most money for your "old" house if you stage it for sale!
