It's Not Over Until it is Over

OK, this is where I start talking about other people.
My short sale went bust on August 2 around 10:30 a.m.  That is when we couldn't stop the sale.  Up until that point, I thought we had a chance.  The bank seemed to be behind us as we gave them everything they asked for (except one thing, which I'll get to in a minute).  The bank said they were escalating the extension approval to postpone the foreclosure sale and they would let us know - and they made it clear there were not guarantees that...

Back to Short Sales

This current short sale that I have is mostly conversation with two banks.  Right now we have a sale date (foreclosure trustee sale auction) in 2 days and we have NOT heard back from the bank, although I send them email every day.  Today our strategy was to call them, and they circled back to the same people I am in contact with via the Equator platform.  This platform is where all communication with the asset manager, negotiator, and decision makers stand.

I thought Short Sales were dead - I was wrong!

Short sales are NOT dead, just slowly growing old and tired.  I'm in the middle of one right now, and that is why I know they aren't dead.
If you are in a situation where you bought your home at 100% loan to value (yes, it was possible for a minute in time), and the market turns (and then you lose your job or your property tax becomes due... or you have a family health issue, etc.), you may be in this position, sooner than later.

Some short sales ARE short - but is that good?

After 3 years of mostly short sale transactions, my business is turning towards more standard sales!  However, there are still families that need advice and help to stop the foreclosure of their home.

But this brings me to a funny yet sad story of one of my former client's wanderings in the nether world of foreclosure.  She would really be upset at me telling her story to anyone, let alone publish her story, so I will call her Nadine Ash.

It's been a long road down the not-so-crimson pathway in short sale land.  Here's a familiar rant about what is happening - and it isn't even all about the banks (it's the buyers and sellers, too).

1.  I have a short sale listing - but the sale is going down the tubes.  Both 1st and 2nd Banks OK'd the sale, BUT.  The BUT is they (Nationstar) want to close in 10 days.  Why they won't budge, I don't know.  The seller is unhappy, thinks we aren't working h...

Short Sales are STILL possible, but hurry!

There are still people in denial - are you one of them?  Are you eligible for a short sale in the Obama plan and have not acted?  You really need to look at your situation, now, and decide that you can beat the bank!  What does that mean?

If your lender has sent you a Notice of Default and a Notice of Trustee Sale, you don't have much time!  You need to call me to figure out your options.

I had a listing in West LA, a couple months ago.  She, the owner, waited too long to call me. We listed her...
